How can a property be monetized?
The most common form is to rent the property. It can be the owner to find the person and rent the property, but the ideal is to use the services of a real estate company established in the area. How can you know if there is any charge on the property?
The charges of the property are registered in the land registry office ( Conservatória Registo Predial). If you are the owner of the property and in order to know what are the charges you should request a certificate from the registry office of the Land Registry ( Conservatória do Registo Predial) , if you are a potential buyer, the real estate company will be in charge of this task and have to confirm all these details prior to the contract between the buyer and the seller parties. If you are buying directly from the owner without a real estate company mediating the process, make sure you request this certificate with a recent date to the seller.

Can a property owner rent it?
Since the property has a housing license ( Licença de habitação) , is full property and the lease it for the purpose described on the housing licence document ( Licença de Habitação) the owner can always rent the property. If there are several co-owners or there is a mortgage on it, the process has to have the legal acceptance of all the parties involved.

Who can manage the condominium?
The condominium can be managed by any legal owner of a part of the real estate property of by an independent entity appointed by the owner´s condominium assembly.

How do I know if the property management company that we intend to hire is credible?
Having no previous reference you should make a specification of your building and ask for quotes from different condominium management companies, then and carefully review each proposal. It will also be advantageously to ask friends colleagues or neighbours for references of companies that had seemed most appropriate.

What are the expenses of a condominium?
The expenses of the condominium depend on the building charges such as cleaning products, water, electricity, insurance, postal and telecom communications (letters, phone call), litigation (if proceedings in court), materials, service and maintenance. Some common services and equipment may endear the value of the condominium, such as gardens, pools, leisure, security, solar panels, air-conditioned common parking or elevators. The value of the share is calculated on the basis of estimates for the current year. Note that if the condominium management is carried out by an external company, the expenses listed above plus the service with the administration building, cleaning and service maintenance and repair.

What is the value that corresponds to each fraction of the condominium?
This amount is calculated according to the percentage share of each fraction unless the title constituting it determine otherwise, or if the regulation provides for other situations or when approved in condominium meeting of owners by a majority of two thirds to change the proportion without any objection
Calculation: the monthly fee (annual budget /12) x (Percentage share of the fraction /1000) Example: Monthly Quota = (8121€/12) x (108/1000) = 73.01€

What are the duties of a condominium co-owner?

Not to give a different use to the property other that the one determined
Hold office administrator or provisional administrator when you compelled by law;
In the case that the owner of the property does not live there permanently it is his/her responsibility to communicate in writing to the administrator his domicile or his legal representative contacts;
No harm, in the form of any new construction, or for lack of repair the security, architectural or aesthetic line arrangement of the building,
Do not perform any acts or activities that have been banned in the incorporation certificate or subsequently, by resolution of the meeting of owners approved without opposition;
Do not use the fraction for any use that could seen as offensive uses a of good manners and moral. Respect the rules contained in Regulation Condo (if any) approved by the General Assembly of Condominiums.

What are the rights of the owners?
Every owner is the exclusive owner of the portion of the property it owns and joint owner of the common parts of the building. The set of two rights is inseparable; none can be sold separately or is lawfully to renounce the common part as a means to relieve the joint owner for any costs necessary to its preservation or enjoyment. Beyond these basic rights condos have internal rules which contains more specifically all the rights and duties of the owners.
