Who pays the real estate company fee?

Whoever has firmed a real estate agreement, usually, both seller and purchaser can seek the real estate company services, but only one fee can be received. If the seller and the purchaser have firmed a real estate agreement, the fee can be paid by either one of them or can be divided among the two.

How much is the down payment amount for CPCV?

Usually it’s 10% of the sale value or an amount that both parts have agreed previously.

What is the deadline to do the deed?

Usually its 120 days, but it can be agreed differently by both parts.

Which personal documents are required to purchase a property?

If you are a Portuguese citizen, you will need the following documents:  Citizen card/Identity card and taxpayer card.

For foreign citizens, these are the following documents required:

Which documents are required to carry out the deed of a property for housing?

These are the required documents: book building, registration certificates of content, license to use, technical housing (only applicable to residential property built after March 30, 2004), energy certificate, anti-termite certificate (only applicable to the Azores), identification card and taxpayer card.

Is there any protocol with any bank to buy a property?

Yes, there is, in case the bank has financed the builder or promoter or even if the property is owned by the bank.

Where do I get the proper paperwork to buy a property?

In Portugal, real estate companies request those documents to the owners. These documents can be obtained at the proper departments or issuers, such as the Tax Office, the City Hall and the Land Registry.
