What is the cost of the notary to a deed of purchase and sale?

How much does the deed?

The scripture does not have a fixed value, varies according to the assessed value of the property to transact.

For a property up to 25 thousand euros the value of the scripture is of € 117.65 plus € 82.02 if mortgage, in case of an estate of 25,000 euros to 125,000 euros the value of the scripture is of € 132.35 plus € 92.27 if mortgage, if the property is 125 thousand euros to 200,000 euros the value of the scripture is of € 147.06 plus € 102.52 if mortgage, the property being more than 200 000 euros scripture is € 195.59 plus € 136.35 in the case of mortgage.

 

How do I know if there is any lien on the property?

In case of any lien on the property, it will appear in the Certificate of Land Registry.

How do I know if there are any liens or encumbrances on the property?

Having liens or encumbrances relating to real estate these will be described in the Certificate of Land Registry. At the time of writing must make sure that your text mentions the words "... free of liens or charges ... ". If the property you intend to purchase has organized condo, must also obtain a certificate stating no debt related to the condominium portion of the building that will notarize.

How can I be sure that the property has no tenants?
